The transfer taxes on property in the Alicante area will lower.
As of June 1, 2026, the property tax (ITP – Impuesto sobre Transmisiones Patrimoniales) in the Valencia region (Comunidad Valenciana) which includes the Alicante area, for the purchase of existing homes will change.
Here are the key changes:
- Reduction of the general rate: The general ITP rate will be reduced from 10% to 9% for the purchase of homes up to €1,000,000.
- Homes above €1,000,000: For homes valued at over one million euros, the rate remains 11%.
- Application: The reduction applies to purchase contracts signed before a notary public from June 1, 2026. The date of the “contrato de arras” (preliminary purchase contract) is not decisive, but rather the date of the notarial deed.
- Special deduction for first time young buyers, buying their first residency, stay in force.
Also from June 1, 2026, the Property and document taxes, stamp duties, AJD (Actos Jurídicos Documentados) changes. The AJD is the regional tax you pay on a new build property, on property extentions, mortgage risk amount and dissolution of common goods.
- Reduction of the general rate: The general AJD rate will be reduced from 1,5% to 1,4%.
